What I take on, grouped by what you are trying to do: get a home ready to list, build value over the years you stay in it, or fix what is broken. Every project follows the same process.

Before you list

Seven jobs

Work that shows in photos and at the first walkthrough. Done in the weeks before a listing goes live.

Fresh, neutral color throughout, with walls, ceilings and trim prepped properly first.

Refinishing what is worth saving, replacing what is not, and carrying one material cleanly from room to room.

A new entry door and hardware, hung square and sealed. The cheapest change to the front of a house.

Tile, pan and surround rebuilt, or a dated unit swapped out and re-plumbed.

Six jobs

Bigger work for the years you stay. These rarely return their full cost at sale, but they change how the house lives.

Kitchen remodels

Cabinets, counters, lighting and layout changes, scoped to what the house can carry.

Basement finishing

Framing, insulation, egress and finished living space below grade, done to code.

Windows

Replacement units, properly flashed and trimmed inside and out. Quieter rooms and lower bills.

Full replacement or targeted sections, with the sheathing underneath checked before anything goes back on.

Slabs or prehung units, hung and cased to match the rest of the house.

Base, casing, crown and built-ins, matched to the age and style of the home.

Repairs

Water damage, rot, drywall, framing, and the punch list an inspection turns up.

Repairs do not get a return ranking. They get done, because a deal will not close around them and a house will not stop getting worse on its own. Let me know what's wrong and I will tell you what it takes.

A note on return: high, moderate and lower are general guidance, not a promise. What a project returns depends on the house, its condition, the neighborhood, and the market on the day you list. Before you spend anything, I will walk your property and give you real numbers for it.
